Steps on how to use the online property tax calculator are given below:

  • Open the “Property Tax Calculator” on the Excise, Taxation & Narcotics Control Department website.
  • You’ll need to check the category of your property. For that, click on the “Find Your Category” button.
  • A new window will open and you will be required to select your district.
  • Once you select the district, a list of categories (with respect to locality) will open in a new tab.
  • Now that you know the category of your property, you can head back to the calculator.

Filling the “Occupier’s Information” Section

  • Start by selecting the region of your property.
  • Specify the number of portions of the property.
  • Select the building type from the drop-down menu.
  • Enter the covered area of the property in either square feet, marla, square yard, kanal, or acre.
  • Specify whether the property is rented or in use by the owner.
  • Click “Add” to proceed to the next section.

  • Here, start by adding the total area of the land.
  • Enter the year of construction of the property and select the category of the property.

Steps to calculate the tax for luxury houses in Punjab have been stated below:

  • Open the “Property Tax Calculator” on the Excise, Taxation & Narcotics Control Department website.
  • Select “Luxury House Tax” from the top row.
  • A new window will open where you will calculate the tax.
  • You will be required to select the district, total land area (in kanal, marla, and square feet), and total square feet of total covered area.
  • Below, you will click the “Calculate Tax” button, which will display the calculated tax.

What is PT-1 Record?

PT-1 is a register of records and is kept by the taxation authority. This register notes the particulars, ownership, description, possession, use, annual rental value, and gross annual rental value of the property. A change in any of these particulars is to be noted in PT-1.

According to Punjab Urban Immovable Property Tax Act, 1958, the tax on immovable property is levied on the annual value of building and land located in a certain category. The tax is levied at a rate of 5 percent of the annual value.

 

What is The Procedure of Tax Assessment in Punjab?

The assessment of tax is based on the nature of land and the type of building. Tax authorities, while making their assessment, take into account the location of the property, for what purpose the property is being used i-e for commercial or residential purpose, and whether the property is being used the owners themselve or is rented out.

 

When is Property Tax Deposited?

Property tax is to be deposited each year before the 30th of september with 5 percent rebate of tax for the current fiscal year. In case an owner is served a demand notice, they are to submit the tax at the State Bank within 30 days of the demand notice being served.

It is important to note that it is not necessary to deposit the tax in cash, rather property owners can submit the tax through a cheque along with the challan form in favour of the excise and taxation officer of the concerned district.

 

What is Rebate and Surcharge in Property Tax?

A rebate of 5 percent of total amount of annual tax is allowed if the owner of the property deposits the lump sum of the annual tax before the 30th of september.

In case an owner fails to pay the tax, they are to pay a surcharge of one percent of the gross payable tax.

 

Who is Exempted from Paying Property Tax in Punjab?

The tax is exempted if any of the following cases apply:

  • A residential property of area less than 5 marla in any categories other than category A.
  • Any property that does not earn an annual rental income of more than Rs. 4320.
  • A house not occupied by the owner for his residence and does not command annual rent of more than Rs. 6480.
  • Furthermore, a building owned by widows, minors, orphans and/or disabled persons with tax liability up to Rs. 12,150 per year are exempted.
  • In addition, a residential house of area up to one kanal occupied by an employed/retired person of the federal or provincial government is exempted.
  • Furthermore, buildings owned by the government or local authority such as corporation, municipality, or town committee, along with mosques and other religious buildings are exempted from the tax.
  • Moreover, land used as public parks, playgrounds, schools, houses, hostels, and libraries are exempted from taxes.
  • Also, any property whose rent is devoted to religious or prescribed public charitable institutions is also exempted from tax.
